The project
SBM crafts a sophisticated, luxury property document, resulting in massive profits for Phileo Australia Limited.
The puzzle
Phileo Australia Limited is a major investment and development company, specialising in real estate properties. They approached SBM in need of luxury documents for distribution among potential buyers, invited to view the brand new Wyndhamvale Estate. SBM was given the task of creating a high-end document that clearly presented the various challenges of purchasing land and development plans, while remaining enticing. With 4000 Wyndhamvale Estate lots ready for development, this document would need to appear elegant and sophisticated, reflecting the expensive nature of the industry.
The solution
The final deliverable was to be a lush, impeccably laid out printed document, enticing to prospective buyers and a flawless showcase of the properties on offer. The design team worked alongside an aerial photographer, an architect and trusted printers to get the maximum potential from the imagery, Going through multiple versions and stages of feedback with the client, a design with elaborate printing techniques, gold foil and opaque paper was agreed upon. A sophisticated feel was created through line art, classic text fonts and muted colours.
The results
The final elegant luxury document was distributed amongst potential buyers, conveying the professionalism, sophistication and class of Phileo Australia Limited. The design spoke volumes of the sound investment of the Wyndhamvale Estate, encouraging those at the select tender to invest in the rapid growth of Melbourne’s western suburbs. The Wyndhamvale estate was initially bought by Phileo for $14.5 million in 2004, but was sold for over $400 million to Chinese development company Country Garden, vastly above the initial expectations.
